Your property-related legal queries answered by S.C. RAGHURAM, Partner, RANK Associates, a Chennai-based law firm

I purchased a piece of land with an old house at Perungalathur in 1993. I have all the registered and parent documents, including property tax papers and electricity bills, related to the property. A patta has also been issued in my name by the revenue official. However, in the Village Administrative Officer’s (VAO) record, my name is missing. I now want to sell this property but the sub-registrar wants a no-objection certificate from the Tahsildar asking if the patta is accurate. How do I get this done?

If the buyer or buyer’s representative have any concern on the genuineness of a document, it is the duty of the owner to clarify the same. You can take one of them to the concerned Tahsildar and confirm that the issuance of patta in your name is in order. The buyer can inform the same to the sub-registrar at the time of registration and proceed with the process.
