Land appreciation high in Tarnaka

Your property-related legal queries answered by S.C. RAGHURAM, Partner, RANK Associates, a Chennai-based law firm

What are the current valuations for the following properties: about 400 sq. yards with old building at Tarnaka, which still has occupants. In Barkatpura about 330 sq.yards (Barkatpura bus depot lane) with old but very good condition building.

Tarnaka area is developing at a fat pace and so are the prices shooting up. If the property is located inside residential colony, then for a good plot the cost would be Rs. 30,000 per square foot. The cost of the plot would be Rs. 1.2 crore. The price of land in Barkatpura area would be around Rs. 60,000 per square yard. The cost of the property would be around Rs. 1.98 crore

I was approached by one start-up company, which is coming up with farm land plotting of 1,200 sq.yds to 1 acre, priced around 1,500 per sq.yd with fruit trees and infrastructure development. Is it advisable to invest on the property and if yes, what should one look for under GO 111. If not, can you guide me further on what to do?
